Paying for an urgent rental repair in Victoria: how to request reimbursement
Short answer
If you've notified your Victorian rental provider of an urgent repair and they haven't responded promptly, you may be able to arrange and pay for qualifying work costing no more than $2,500, then ask for reimbursement. The conditions and timing matter. More expensive work follows a different route.
Follow the steps in order
Report the urgent problem straight away to the rental provider or agent, and confirm it in writing. Record when and how you contacted them and whether they responded.
Check that it is an urgent repair under current CAV guidance and that the provider hasn't responded promptly. A non-urgent improvement is not covered by the same renter-arranged route.
For qualifying work within the $2,500 limit, use an appropriately registered or licensed person where the trade requires one. Record exactly what work was necessary to address the urgent problem. Do not approve unrelated optional work on the assumption it will be reimbursed.
Keep the itemised invoice, proof of payment, job date and records of the original fault and provider contact. A quote isn't evidence the work was completed and paid.
CAV says you must give the rental provider written notice requesting reimbursement within seven days after a qualifying urgent repair is made. Include the invoice and receipt, and keep a copy of the notice and its delivery date.
CAV says the provider then has seven days after receiving that written request to reimburse the qualifying cost. These are separate periods; don't start the provider's deadline from the original trade invoice.
What if the work costs more than $2,500?
If the qualifying urgent repair would cost $2,500 or less but you cannot afford to pay upfront, Consumer Affairs Victoria says to contact it using its online enquiries form. For urgent work costing more than $2,500, use the RDRV urgent-repair assistance pathway rather than arranging and funding it under the standard renter-funded route. CAV says RDRV reviews urgent applications within two business days; that does not guarantee the repair will be finished in that time. If there is immediate danger, seek appropriate emergency or qualified safety help rather than waiting for an administrative response.
A written reimbursement request
If reimbursement is disputed
Check CAV's current urgent-repair guidance and RDRV route. The dispute may involve whether the problem qualified, notification, cost or who caused it.
